bulging/movement to rear verge (1890s end terrace house)

Homebuyers survey report says: The verge towards the rear however is uneven. Evidence of deflection was noted. There is a straight edge towards the rear corner. Bulging was noted to the eaves area. The movement appears to be historic and is unlikely to be progressive in nature, however we note that the loft has been converted to provide additional living accommodation. It should be confirmed that Building Regulation approval was obtained regarding these works. The likelihood for further significant movement would seem to be remote although from a single inspection this cannot be categorically confirmed. We recommend that the joint is raked out and re-pointed. Metal ties should be installed between the two halves of the joint to improve stiffness. What do you recommend we do? We are awaiting retrospective Building Regs approval for loft conversion. An identical end terrace further up the street has lost a big chunk of its outer leaf (gable end) just before Christmas now making this a big concern. Thanks

Yes crack stitching bar could be used to bridge the crack at specific distances. However if the wall is bulging at the eaves it sounds like there is a weight problem from above - possibly the roof. There are a few things which need to be checked. 1. Roof condition / movement above the area. 2. Is there a supporting purlin in the area 3. Check first floor joists for condition / rot. In any case I wouldn’t advise relying on just the building reg approval. You really need a structural engineer carry out an inspection and report accordingly. This could also be negotiated from your purchase price.
