Hip to gable extension addition to existing loft room
Anonymous user 09/03/2024 - 3.19 PM
How is easy or difficult is to add a hip-to-gable loft extension on an already existing dormer loft room? Will the cost and time to do the project be equivalent to a full hip to gable dormer loft conversion job, or based on the additional space being added only? The building is a semi-detached 1930s bungalow.

Everything would depend on how well your current dormer has been constructed. I assume you are adding on to increase space. Naturally, a hip roof diminishes quite quickly giving less headroom area. But by building a dormer this can be overcome. You would need planning and Building control.

If you get permission to change the hip to a gable you will gain at least a third of the loft space you have already got , not a big job, especially on a bungalow

You are allowed to increase the loft space on a semi detached up to 50 sq meters so it’s unlikely you will need planning permission but you will need building control

It will be as good as a new loft conversion, except the floor and staircase. The whole dormer and roof will be removed before new gable end wall, with new ridge beam and new rear dormer is constructed. The existing floor steel beams and staircase can be retained if constructed properly.
