Porch replacement permitted development?

Anonymous user 09/03/2024 - 3.19 PM

We currently have a porch, under 3 square meters, upvc so we’d like to replace this with insulated brick, new windows and doors to house and porch. The original front door to the house is set back from the front wall of the house. Is this area included in the 3 square meters? How would this be measured when the porch is and will still be wider than this set back portion? Thanks for answering, is 100mm cavity 300mm total depth walls same as normal extension to current regs? And if it’s from the front wall of house we’d technically get more inside the porch than the 1.68m2 as we have the door set back? Trying to decide whether to get rid of porch or rebuild.

The 3m2 is permitted from the front of the orignal front walls of the House, which technically gives you a floor area of 1.68m2 if you decide to have a 100mm cavity brick/block walls from what you are saying yes you would get more space if the door is set back, yes 300mm is the same as an extension however u can chose to reduce this as its not subject to building control approval
