Brown patches in the corner of living room, outside facing wall

Anonymous user 03/03/2024 - 3.37 PM

Brown patches (looks like a leak?) in the corner of the living room, from head height downwards only. It’s an outside facing wall. There is not leak about head height or in the room above.

Are you a tradesperson and able to answer this question?

Hi Lisa. Is the exterior old stone, I've been to jobs before where there has been a cracked down pipe and the the water was penetrative through the old single skin stone work. If you do have external stone house it may be worth taking a look at.

It could be worn and dried out cement in between bricks, so moisture is penetrating the brickwork especially if it has mucky cavity if cement is poor then repoint
