Water turned off house empty 5 years what do I need to do?

Anonymous user 03/03/2024 - 3.37 PM

I'm purchasing a house that has been empty for 5 years and the water is off. Why would the water be off? What needs to be done to turn it back on again?

Are you a tradesperson and able to answer this question?

When a property is left empty for a period of time the water will generally be shut off and drained down to prevent any water damage if there was to be a leak while un-occupied. This also prevents pipes from freezing and splitting over the winter due to the heating system not being in operation. To re-instate the system it could be as simple as just turning the stopcock back on and venting the system to remove all air but i would also advise to have a visual check around the property to make sure no open ends were left if appliances were removed.

Water is usually isolated when a property is likely to be unoccupied for extended periods to protect the pipe work and fittings from causing damage from leaks or burst pipes etc, the central heating will require flushing, commissioning and dosing with inhibitor as well as a boiler service. The MOST important thing in this situation is to sanitise your cold water supply AND outlets such as taps and showers any TMV’s and all strainers etc, as there is a massive potential for the build up of legionella which can be extremely dangerous and even fatal if not dealt with appropriately.
