Plaster wall hasn't been sealed now what 4 years on!?

We moved into a new build 4 years ago this year. Having tried to paint a couple of walls I've discovered the new plaster was painted with one coat of magnolia emulsion and obviously not sealed. (This now makes sense why all the corners and high passed areas have literally worn through without being touched!!) After 4 years how best can I get the paint off to put a proper seal paint on (PVA or Emulsion mix) or can I get something that will seal over/through the existing coat before I then paint or wallpaper? The wall I tried to do, was a nightmare constantly peeled, couldn't hold masking tape for edges of skirting or anything. Second coat roller took the previous coat off! All sorts! Don't want the nightmare again if something I can do first. Thanks

dont make the mistake like alot of people do using pva as a sealer for plaster, use a proper plaster sealer not any substitute or bad results will happen. sand all areas then apply the plaster sealer 2-3 days then use paint of your choice, try not to cut corners in decorating as these sort of results will happen. all the best...

Don't use pva and if that advice has come from an individual disregard any and all advice they spout. If the coating that is there is coming away from the suction of a roller sleeve pass then im afraid the only solution is to remove paint. Maybe not all the paint will come away but any sections that ' loose' must be removed. I come across thisoften. I use a 30yr old car bodywork blade thats honed sharp and flexible so gets behind coatings like this. You can blend areas removed and not removed with a filler such as toupret fine surface filler. Then either sand mist coat and finish or line with 1200 grit lining paper then paint. One crucial task whatever you do is to make sure any dust on the areas back to bare plaster is removed. Its dust on cured plaster that is the actual cause of a lack of bond to the paint when first painted.
