hi ive recently moved into a house,we have a existing garage an/d kitchen extension sitting behind the Garage.no paperwork assuming it was build in 70s. would we build able to build straight on top to make two storey

you would need to check the foundations, providing its a double skin.

You will have to do a few test holes on the existing garage and the Biulding Inspecter will say it’s ok or not

Depending on the condition of the old extension it might be just as easy to take it down as if the foundations aren’t up to scratch you will need to underpin it so would just be as easy to take it down and rebuild it

It is not a case of if the foundations are double skin. It is a case of if the foundations are deep enough and wide enough. They will need to be 600 mm wide and a structural engineer will need to confirm the depth needed to carry the additional load of the works. I would suggest around a minimum of 800mm deep. I hope this helps.

Dear Customer, Unfortunately to building directly over existing extension is not possible, without structural engineer survey. Should to be calculating load bearing of existing foundation and how to be supported the entrance from first floor to new Extension. Secondly new roof construction and ect.
