Repair replace support damaged floor joists

Anonymous user 28/02/2024 - 3.57 PM

Hi we moved into our detached dorma cottage 3 years ago built around 100years. We have moved the tiolet from small room 3x4 across the hall into the new bathroom 11x7. This process ment the waste runs opposite direction to the floor joists in the small room hall and had to cut one joist where the tiolet waste comes up. As the joists were rotten in the small room we are replacing with new and needed to part repair the joists in the hall and support the cut joist in the bathroom. The rooms are located on the ground floor which has a void space ranging from 2ft to 3ft. Any advice would be appropriated. Can I change the direction of the joists in the small room. Which will be home to the washing machine at some point. Hall is small 4x8 then 4x5 concrete near the front door. Thank you for reading Added Thanks for replies The walls go straight down to footings. The small room had three joists going in the direction from front to back of house length about 3ft length. One end sat in wholes in wall between lounge. The other end was sat on bricks. The waste pipe now gets in the way of two of the joists. This is why thought to change the direction. Or have one main length from front to back then t off it to sit parallel to waste pipe and fix the other two joists of this. The cut joist I get that I should do cross noggins either side of cut joist to give support. I've also placed a concrete block under each of the cut ends.

Are you a tradesperson and able to answer this question?

Hi you will not be able to change the direction of all the joists how ever you may be able to make openings with double joists each side between the waist pipe spanning of the neared joist from the left and right sound a lot more complicated than actually is pleas feel free to get in touch for any further questions

The correct thing to do, if I've correctly understood the problem, is to trim the main joists around the waste pipe by cross noggins either by traditional tusked tenons or by the use of galvanised joist hangers, so that the bearing of the joists is fully supported.

Hi I hope I have understood your question correctly, if you have already cut one joist to suit the toilet position, you can either trim the other joists by fitting steel jiffy hangers across, which would do the job, or you could remove the joists and run them the other way?, like the hall, but this would depend on whether the wall between toilet/ hall is built on the floor or down to a footing, trust this makes sense.

Obviously I have not seen this job, but if you have the floor up it should be possible to rearrange the direction of the joists. Providing they are fitted correctly.
