First? Builder or Architect?

Hi All ... Hope everyone is keeping safe I am thinking of doing some renovation at home with an extension of the ground floor and rearranging the kitchen etc etc I am looking for some advice on how to start the process and who will give me the estimate? the builder or the architect? And who do I speak with first? Appreciate the help and stay safe

Hi i would speak to architect first, its easier to price a job if you have already had drawings done as before you have had drawings its very much an estimate and can change considerably

Hi yes architect first get plans drawn up then you can get a quote from a reputable builder however you will need the plans passed by the planning department at your local council before work can commence hope this helps.

You should always go to an architect first for the design and detailed construction drawings. Then you can either use a Quantity Surveyor who can give you an unbiased budget estimate for the cost of the works or with those detailed drawings and an outline specification (written by the architect) go to a builder for costings.
Going to a builder in the first instance, for an estimate is never a good idea. You don’t know what he’s pricing for? Unless you have a written specification that outlines all the finishes, fittings, lighting and socket positions etc. drainage details!! You can see how quickly his price could go up!

Another point to note is, that if you go to more than one builder without the information SRS mentioned, you don’t know the builders are all pricing for the same items, or spec level.
A schedule of works is the most critical document, to avoid this.
There are design and build companies out there. Most of whom will have a relationship with designers they use regularly. So there will be a design fee in their estimate.
