Rendering - estimate vs quote

"I am looking to re-render my house which involves first removing the existing Render before applying a new silicone render. The house is part timber-framed and part modern. I have a builder lined up to do the job with experience in rendering but I’m having real difficulty getting a quote from him - so far he’ll only provide an estimate as he cannot say what he’ll find beneath the existing render and whether unforeseen additional work may be required. Whilst I accept this is a risk, from my point of view I need to know what the job will cost and not have an open ended agreement where costs could spiral and potentially be left stranded halfway through the project with a house stripped of render and no agreement to proceed further. Any suggestions welcome."

how can he tell what is under existing render ?,if you want a fixed quote get the render stripped of first then he can give you a fixed quote.

Unfortunately no one knows what’s underneath you could ask him to price for hacking off render first and also a price for render if there is no problems but it’s still same situation if there is any problems unfortunately who ever does the job you will have have to re-quote sometimes there has to be a little trust both ways If your not happy with render quote you can ways get another price

Ask him to provide a worst case scenario price then at least you’ll know the maximum you’ll have to pay

We can provide a quote yes. But it will take onto account 25 years of history and knowledge of hidden problems. So then a 2 grand job might end up costing 3. So if you want a fixed price That's what it will be. A estimate is a friendly way of pricing. Thanks
