We seem to have tried everything so desperate for some advice!
We have a few wet patches that appear on our bedroom ceiling. They mainly appear right where the roof meets the ceiling, but one appears on the ceiling about 6 inches in from the corner(it is a room which is at the corner of the house so 2 external walls) We had a lead flashing valley replaced as it was cracked but that didn’t appear to have been causing the problems and the patches have appeared again since then. Using a dehumidifier seems to dry the patches, at least to the touch. They dry and then reappear again, generally when it rains and/or windy. They aren’t really staining the ceiling/wall (it seems clear) although there is some condensation around the window most days, including on the wall immediately around the window. We cannot find any dampness in the loft space and there is ventilation. Roofer has taken back the first layers of tiles above the problem area and says it’s bone dry and the felt is all good. He also says gutters and facias are good. He’s now wondering if it might be condensation but why would that only appear when it’s wet outside? It is a cool room compared to the rest of the house and is currently occupied all day by my teenage son (home schooling!). Last night was -1 and no wet patches today. We are completely stuck but the wet patches keep reappearing. Can anyone advise us what to try next?

Sounds like driven rain by wind, is it a shallow roof pitch less than 25 degree pitch (if known) First thing to do is check the gutters are taking all rain water away sufficiently and no blockages to downpipes etc. Install new drip edge with felt carriers. If problem still persists then I suspect there’s a tile or ridge piece failed further up the roof and this is letting driven rain in under the roof tile thus making its way down the felt and making a water trap between eaves and first batten leaving the rain water sitting there and if it’s not breather felt this will condensate from the rising heat below and within time felt will perish and eventually rain will start coming in the eaves and down the walls.

Hi. Has your roofer tried further up the roof as you may have water finding it’s way in closer to the ridge tiles? There could be a tear in the felt which it’s just travelling down behind the felt on to the timber frame, bypassing the felt at the bottom leaving no dampness there. Also where the lead flashing was changed there may not be enough cover in the laps (joins) between lengths of lead or maybe the sealant he used to seal the lead hasn’t been done properly. Water finds house wherever there is one.
I think in strong winds and rain your gutters are filling up and the wind is blowing the water back up under the first course of tiles and under the felt. I have seen this problem over and over again. You need eave protection felt under your original felt. (First strip) and sitting into the gutters. To prevent anymore water getting up into your soffit.

The area under the lead area is not long enough, this is may cause the water going into the corner between the wall and ceiling through the wood under the lead, thus the wood absorb the water upwards, or it may be a broken tiles, another reason could be the link between each of the leads is short hence the cause of the leakage as also the water able to climb through the cavity around the window
