No Wall Plate on Pitched roof.

Hi, were looking to purchase a new property. our building survey has high lighted that the roof has no wall plates. should we be concerned? really dont want to put a new roof on.

Are you a tradesperson and able to answer this question?

If they have highlighted wall plates depending on where they mean if it’s against the house on the extension or any part of the roof joining the main house it will Wall plates to support the The weight of the roof if there are no wall plates Against your wall meaning mine has how is the roof supported meaning you will need installed a wall plate immediately and if they main the main roof you will need to have a wall plate running across the top of the wall going along the top of the main house thanks Dean

How old is the property and how are the rafters secured the wall, and what material is the wall made from? I’d get roofer,1st fix carpenter and structural engineer, out to do there own surveys and determine if this has caused any issues and if any action is needed. If theirs no issues with structural integrity of the roof timber work, walls and roof covering that can be found and the building is old let’s say 50-100 years plus I think common sense would apply to say it’s probably okay to leave it as it is. Hard to say without looking. I would advise on getting a structural engineer to investigate further. Better safe then sorry. Good luck, Trusted Roofing

Not a real issue if there is no wall plate , but I would advise to install straps to the rafters and fix down even if it means doing some making good to plaster work below
