Leak from roof around chimney?

I have a 1960's detached with roofing felt and tiles. The bedroom wall adjacent the chimney keeps getting damp patches ( the ceiling slopes towards the chimney wall and patch mainly on slope). I have tried replacing felt around chimney area. Have checked and replaced tiles, checked cricket flashing behind chimney and chimney flashing. Have re-pointed worse bits of chimney and applied sealant to the whole chimney including the coping at top. This has metal chimney for gas fire but chimney not lined. Mainly a problem in winter, I try something and have to wait 12 months to find its no good. Help please, have had this problem for many years! When I first got it I thought it was storm damage and got a so-called professional in who replaced a few tiles and re-pointed around flashing, to no avail.

It may be condesation occurring through the chimney. If it's not being used the chimney can get cold and needs to be ventilated to aide air circulation and reduce the risk of condensation. If you've done all that work on the chimney and it's still leaking I doubt that the water is coming from rain and if it happens mainly during the winter then it could be condensation as we have plenty of rain in the summer !!
