Roof leak or condensation?

I have full length water marks appearing on the plaster at the top of a chimney breast on both sides. The old fires have been closed up and the chimney has been flaunched, there is a side vent on the chimney at roof level but no internal vents. Is this likely to be a roof leak (i.e. failed flashing) or condensation? I seem to be getting differing views.

Are you a tradesperson and able to answer this question?

Really without looking it's impossible to say.your best bet it put the job on the site and get a local roofer round to check for you. Good luck Alex

The only way to answer this question is to have roofers inspect it in person.

It seems to me that felt has clapped around chimney or something to do with flashing
