New build flat roof: some water pools in a corner

Anonymous user 09/03/2024 - 3.18 PM

Hi, I live in a new development with a small number of houses. Most houses have flat roofs at various points in the house, either above the living room or above the kitchen. I have two such flat roof surfaces. There's a drain in each, near the corner. Some water accumulates and doesn't fully drain, perhaps only in the summer some water evaporated completely after a few days of dry weather. Builder says everything is fine. I understand that response as: everything is fine now, and after the 2 years our warranty expires, we don't care whether your roof leaks or not. What is your professional recommendation? Are you a tradesperson and able to answer this question?

This is a common on flat roofs especially on new builds. this doesn't cause a problem to the water proofing if the roof is done properly. If there isn't any water ingress up till know the roof will be fine for at least another 10 year hope this helps billy w G Roofing ayr

The drain in your roof is to high. The water will leak sooner rather than later if it’s pulling. The roofer should come and lower the drain.

Normally around the area of on outlet, the roofing material, whichever system you opt to use, will be twice as thick. Unless the deck has been cut away for the outlet to drop in level with the roof there will be a high point around the drain. If the roof has been fitted properly, it's nothing to worry about. It may be unsightly, but a layer of water does offer some protection from UV rays and can give a little extra life to the material. Actually just seen the photo, as I said already but also it looks blocked.

Flat roofs are common for pooling water, there is absolutely no reason to worry.

I'd say always recess outlets into the deck. Check and double check the falls on the woodwork installed as any shallow or incorrect falls will always result in pounding of water. As long as the roof system has been installed correctly it should not be detrimental to the integrity of the roof material
