No Planning Permission/Building REgulation

I am in the middle of purchasing a property which has a rear kitchen extension built around 1990 and a first floor bedroom extension built around 1965. My question is that neither of these obtained planning permission at the time. Could anyone advise the best course of action with this? Is it worth the vendor getting indemnity insurance to cover these two parts of building work and how does this work/what does it cover for?

Check for any documentation regarding the building works to determine whether they were carried out by professionals. Also have a full survey done. I doubt that planning can be enforced at this late stage, but you should ask the question of the authorities before proceeding. Buyer beware!

Basically if you want them on your deeds you need retrospective planning,but certain checks may need to be done,you’d need to speak to your councils planning dept.

Make sure that you apply for retrospective approval from building control It’s called regularisation Building control will visit and make recommendations as necessary

You will have a problem trying to get a mortgage &insurance. Check with local authorities if you can get planing&building control retrospectively once you have the information I'll be more clear were you stand.pedro
