Wimpey No-Fines chimney removal

Hi all, I have a Wimpey No-Fines property and around the chimney top there's water coming through due to the flashing needing replacement. Chimney isn't in use and flashing removal and re-render of the chimney is coming to just over a grand. On the other hand, removal and setting up of new tiles is coming under that and long term would be happy to remove the chimney breast. Question I have is if I remove the top for now below roof-line, would there be any circulation problems or issues by keeping the chimney breast void? If not then I'd prefer to have the removal rather than keeping the chimney. Appreciate your help with this. Kind regards, John

If you're not using the chimney I would take it below the rafter make sure you cap the chimney you may you may have to replace some timbers

If the chimney is not going to be used again, I would remove and tile over. Fit a tile vent above to ensure adequate ventilation. This will ensure no future issues will arise.

Hi It should be ok to leave the stack below roof level condensation is caused by hot air hitting cold air but if its all internal you wont have that problem i would keep the internal openings vented just as a precaution and you will have to watch out for condensation in the loft space unless you allready have vented tiles on your roof

Capping your chimney is fine yes agree new rafter will be required if you do carry out works make sure you allow for ventilation in the chimney other wise their will be a build up of moisture witch will collect on shoot inside chimney brick vents will required hope this helps
