Party wall award and building regulations

How far away from the boundary line do I need to be to avoid a party wall award? Does a conservatory roof have to be 75% transparent still or can I have a tiled roof? Can I have the wall on the sod eof the adjoining house as all brick? No point having windows that face a fence. Trying to make our plans as easy as possible to avoid needing planning permission

You don't have to be 3 mtrs away at all ,if your facing a fence then yes a solid insulated wall is best option ,,and yes a tiled roof is no problem , only down side would be ,it would block daylight ,but you can add velux windows to help this ,paul

If the neighbour does not have a parallel wall, ie another conservatory or extension, and you are building on your side of the boundary, not on it, then you should not need a PWA.
The side wall can be full brick work.
The roof has to be predominantly translucent material. The 75% ratio is no longer law but is the percentage building control officers still work to.
A tiled or solid roof of any type will always require building regulations approval. Dont get caught out on that !
Planning permission will only be needed if the size exceeds the permitted development limit.(or you are in a restricted area)
