Can leaks through my flat roof cause problems to my electrics?

Hi. I have owned a flat on a private estate which has many properties with flat roofs. The estate is managed by a flat management company to whom we pay service charges.Unfortunately because of past incompetence by the management company we are now on our third one!In the 12 years or so that I have owned the flat, which was a new build,my roof has been bedevilled by water egress from the flat roof. I did ask the first managing agent whether it was safe to use the electrics when water is seeping through the flat roof but they totally ignored my emails. The next managing agent only lasted a year and seemed as equally incompetent as the first. I have now asked the same question of the third and current managing agent but they have yet to answer. It could be they will answer in a day or two but who knows? So all I am asking at present is...if there is evidence of water (ie brown tea type stains) around my electrical fittings is it safe to carry on using the switches? At present I have brown staining around the light fitting where it screws in at the ceiling. I have also have some minor brown staining around a bedroom light switch and quite a lot of brown staining around a recessed light fitting in the en suite shower room.There is a lot more staining to the ceiling in various parts of the flat that have a flat roof but at the moment I’m just concerned about any danger caused by the water contacting the electrical wiring. Any ideas or thoughts would be appreciated......Cheers

Could be a problem if the water I’ll be in contact with the switch power, you need to fix as soon as possible that leak in my opinion because the age of the houses is normal that kind of problem just try contact your council because everything like outside facades windows and roofs they need to fix everything even if you brought the house

Too be very straight with you water and electrics don't go. I am surprised that the company haven't got back to you. staining on your ceiling is a clear indication that there is water

Hi I would advise you dont use the electrics at all and get an electrician to isolate the power to those switches. Then replace the flat roof and once water tight you can reinstate the electrics

Hi their From what I have read It all depends on the stains I.e how long have the stains been their Are the stains getting worse Can you feel any damp on the areas concerned about I would personally have some one come out and access the state of the flat roof to see if it’s visible of any water damage to the boards and flat roof If water over time has sat around electric components it will have rusted them and over time will cause problems Safety first over everything better to be safe than sorry Hope this helps in any way Thank you Adam snow A snows roofing services
