Spot on interior wall of flat - could it be damp?

Hello I noticed a darker spot appearing on the interior wall of my bedroom (new build flat, 8th floor) and am wondering if it could be some sort of damp? The spot is 1-2 inches wide. It's about a foot from the floor. The wall is backing on to the exterior wall of the property. Interestingly, the whole corner wall area, when I touch, is not damp but it is very cold compared to other walls (my flat is heated fine). Im concerned if there is anything I should be doing myself in case it gets worse, or should I get a particular tradesmen (and what type?) to check? Thanks for any advice!

Hi, this could be debris in the cavity that is forming a bridge between the outside and inside skin. This is normally caused by the bricklayers when building the structure, if they haven’t prevented debris falling down the cavity it can settle on the brick ties which forms the bridge. The easiest way is to drill a hole from the inside and insert a device with a viewing antenna on to see if the problem can be seen? The other option if it’s new build and still in warranty then this will be covered on your warranty and the builders or insurance company will put this right for you. Hope this helps Rich.

First we have to look at the exterior wall and examine what sort of finishing , if the defect is structural ( visible cracks) and be sure no plumbing pipe is buried anywhere on the wall that a leakage might surface. As regards finishing, if the choice of external wall finish is that which absorb water rather than that which do not retain water ( compare emulsion and silk paint ) I must say the situation will only get worsen except further actions to improve the area cover is considered. There are further factors to consider on the subject and one would have to professional evaluate as not every situation is unique to the same solution.

It sounds as though a small area of the plaster wasn’t completely dry when it was painted and has resulted in a small stain. If it is, it’s a simple fix, just a coat or two of a stain blocker and then repainting.
