ponding of water and use of balcony
Anonymous user 23/02/2024 - 3.38 PM
Hi - had a new flat roof replaced and unfortunately even in light rain there is a pool of water not draining away and the lead flashing isn't attached as it was previously.(It stops jaggedly on the wall). It has always been a balcony and not now sure if it is still safe to use as a balcony as the boards are now 18mm OSB boards. Any advice would be really appreciated. Thanks.

A flat roof roof is never completely flat there should always be a slight fall to assist the flow of water. Bitumen products I.E felt tend to hold rain water given their granular finish. Other flat roof coverings like PVC Membrane or lead won't store as much residual water.
If the flat roof has leaked previously or is continuing to do so then maybe reinstating the timber substrate would be necessary before installing any form of ballast.
In regards to lead abutment this can be a number of products but the correct procedure needs to be taking on installing whatever product to abutment wall.
Hope this helps.

Hi. Everything he has done is correct maybe use a thicker Firestone Rubber but that’s not essential. What he should have told you is that you have artificial slabs sitting on levelling spacers not sure the correct name hopefully you have approximately 5 inches step from your property to the balcony. Hope this helps.
