Light coming in and very cold roof and upper floor

Anonymous user 16/03/2024 - 2.39 PM

Hello. We brought a new build house 7 years ago and our top floor (3floors in total) is always cold. We checked in the loft and we have lots of light coming in by the wall plates (think this is the correct bit) it’s very drafty up there and it feels like windows are open on our top floor when we go upstairs. I know the roof will have gaps for ventilation but I wouldn’t expect it to be this cold.

Are you a tradesperson and able to answer this question?

It good to have plenty ventilation in the loft space so the issue is probably caused by I’ll fitted insulation. You could add more insulation providing an envelope over the upper floor ceiling. Maintain the vents in the soffit but seal all round the edges. Make sure the loft hatch is properly insulated. You may also want to investigate the upper floor heating system to make sure it’s sufficient for the floor area.

Sophie_25 Regarding your question, you shouldn't be able to see light coming through from the wall plate really. When roofing on new builds insulation is installed on the wall plate with rafter trays (plastic) nailed on the rafters along the wall plate to ensure the insulation doesn't make contact with the underlay (felt) causing condensation. These things are standard requirements. With your house only being 7 years old. I can't help but think someone hasn't done there job properly.

If you have facia vents on top of your facia then you will get light coming though it allows the roof to breath you can add more insulation if it is that cold if that does not help I would get someone around to have a look with out see it that’s all I could say about day light coming in at the bottom
