External joinery needs repairing?

Anonymous user 16/03/2024 - 2.39 PM

Hi - I'm in the process of buying a house for which the surveyor mentioned that the external joinery appears to be have been clad with PVC. They observed wet rot to the timbers underneath the boxed gutters. They said cladding timber with PVC should not be done as it can cause the timber to deteriorate more rapidly. I thought PVC cladding is preferred one, however they suggested that the joinery should be repaired and timber should be redeocrated. I would like to get thoughts on what cladding (PVC or timber) should be there and what the repairs needing might be.

Are you a tradesperson and able to answer this question?

My house was built in the 1950s and still has the original timber facias. If plastic is to be used it shouldn't be clad on to timber , this is a cover up job. Thicker profile plastics should be used so they are strong enough to support there own weight. In my opinion plastics have a short life. The soon deteriorate and don't react good to sunlight and are incredibly prone to mould and moss growth. They really need cleaning more than timber needs painting. Facias often done after doorstep knock on door sale with promise of making house look new !!!. It not what a survivor can see causes problems it's what he can't see under a cover up

It would appear that the previous owner didn't do a proper repair. They simply just glad over the rotten timber. Basically a cover up job. My recommenation would be to take off the gladding and rotten timber then replace with one or the other.PVC would outlast timber and does not need anymaintenance.

Normall case of a good cover up . My opinion I will always remove all rotten fascia / timber back to the start . Replace with 18mm plastic not 10mm cap board plastic .
