New Build Semi detached house bad mould issue

Moved in to our new build house in March 2020. We have had mould in nearly house room in the house in which some have resolved but recently we have had mould in new areas in our house. The builders cut out a piece of plaster board in the wall and it was all dry. They are saying its cold spots and still drying out. We went in the loft and there was loads of condescension and also the windows in the morning are extremely condescension. It feels really damp in this house. They also looked at the roof which they said there is nothing wrong with it expect for the condescension (they said that wouldn't be the cause of all the mould we have had and still have) . Me and my partner are just really shocked at the house still drying out is this right ?I do believe that there is another cause of the mould. We have dehumidifiers in the rooms.

mould can only grow where the ph of the surface is 5.2-5.4ph . This is the ph of atmospheric water / humidity. From that one may safely say you have no rising damp or rain water penetration as the ph would be 7.2-7.5ph; mould cannot grow there. Yes, a house can take a year to dry out . Your problem is actually air exchange . Buy a digital thermal hygrometer off the Internet for £18 this will tell you what’s going on ; at 65%RH mould will form. Open a window on opposite sides of the building simultaneously for 20 minutes only ; this will remove the interior moisture laden air .

IF YOU HAVE SERIOUS CONDENSATION ISSUES IN YOUR LOFT THE WATER WILL BE RUNNING DOWN THE INSIDE OF THE MEMBRANE INTO THE WALLS CREATING COLD DAMP WALLS , GET SOFFIT VENTS IN THE ROOF VOID TO ELIMINATE THE CONDENSATION ISSUE,THE BIG PROBLEM IS PEOPLE BELIEVE THAT BREATHER MEMBRANE IS AN ANSWER TO CONDENSATION YOUR ROOF STILL NEEDS VENTED AS THE BREATHER MEMBRANE ON ITS OWN IS NOT ENOUGH TO PREVENT A BUILD UP OF CONDENSATION & IF ITS A CHEAPER MEMBRANE IT WILL BE WORSE WHILE A NEW BUILD WILL TAKE TIME TO DRY OUT UP TO TWO YEARS THE RIGHT COMBINATION OF HEAT & VENTILATION WILL HELP TO ELIMINATE CONDENSATION INTERNALLY. SORRY TO SAY THE ROOF HERE IS YOUR MAIN ISSUE NOT WATER INGRESS BUT CONDENSATION.

I would check the insulation. Make sure your property is heated between 18-21 Degrees celsius. Then regular cross ventilation by opening opposite windows by an 1 inch for 20-30 minutes twice or three times a day. Hygrometer is roughly £15 in screwfix. Monitor the relative humidity making sure it does not go over 70% If you have tried all of the above and still have problems. You require a Condensation Mould expert to carry out a survey.They will provide long term solution.
