Leaking downstairs bathroom roof in Victorian terrace

Anonymous user 23/02/2024 - 2.41 PM

We live in a traditional victorian terrace house,. The bathroom is off the back of the kitchen and has a pitched slate roof. After a night of rain, I woke up to find some dribbles of water down one wall. I then noticed a small section of blown plaster on the sloped roof above and when I touched it it caved in. I am guessing that the dribbles travelled from this section down the sloped ceiling anf then down the wall. I have looked at the roof and there are no missing or slipped tiles, the gutters are all clear an the flashing looks fine. I don't think it has been caused by indoor condensation as we have lived here for 3 years and have had no mould or signs and always try to shower with the window open to allow steam to leave. Any ideas what the cause could be?

Are you a tradesperson and able to answer this question?

I'd suspect it's the roof tiles or slates - It could be that driving rain is travelling back up the tiles especially if it is a low pitch. It may be that the external wall is saturated from sustained rain and the water has nowhere else to go apart from inside your property. You need to be a little more specific as to what wall and where the damp is showing - it may help in narrowing down the cause.

as this is probably the original slate roof as such their will be no underfelt in place so could be any number of things, a cracked or worn out slate or ridge tile, cracked or worn out lead flashing you would really need to get a local roofer out to asses and diagnois the problem /solution. suggest you post it in the roofing section on the site and get a local roofer to investigate the cause
