Can a timber frame house have an open plan kitchen dinning room
Anonymous user 09/03/2024 - 3.18 PM
I'm about to buy a property from the 1970 and 2 days ago I found it via the surveyor that the house has a timber frame. I've asked the surveyor doing the HomeBuyer Report if i could remove the wall in the living room (can be a load bearing wall) and the wall between kitchen and dinning room (don't think it is a load bearing wall), to make an open plan kitchen. Nevertheless, they told me that given the type of construction, no internal walls should be removed. Can you please let me know if this is always the case? Or I could perhaps doing it by using RJS or glulam ridge beam? The walls length are 4m and 2.5m. Asking this because having or not a open plan will be a deciding factor on buying the house, especially as we weren't expecting it to be timber frame but masonry. Thank you for your help.
