Is the mortar above the flashing likely to be the cause of my leak?

We have been having issues with leaks coming through our kitchen ceiling. The roof in question is an extension built probably about 15 years ago. It is a one story extension with the roof meeting the original exterior wall. It is not a flat roof. The leaks occur only during heavy prolonged rain and take a while to present and when they do its not a running leak but more like a drop every 20 seconds. All of which leads me to think the hole is likely to be quite small (relatively) I got a ladder up there and could not see any loose or missing tiles. No obvious holes. Only thing I noticed was the mortar being sparse or non existant around the flashing as per the pics in the link above. It would make sense this was the cause as its a straight run from there to where the water is leaking through the ceiling below. I am wondering if theres a way for me to confirm this is the issue or if i should just get the mortar corrected anyway. The only other way i can think of to confirm is to pull down the ceiling and see where the water is coming through (no loft type access currently exists). I would like to avoid that where possible particularly as removing and reinstating the ceiling is likely to cost more than repointing (if that is the fix ultimately) Thanks in advance for any help **looks like i cant include links so picture the flashing up against the wall above it is has a little lip so theres a small over hang between the wall and the flashing. The flashing is mortared in all along (poorly) then in the area of concern there is little to no mortar.**

Without seeing the roof in question it is very hard to comment. However if the pointing is missing on the flashing that is a good place to start and won’t cost the earth to put right. I normally find with these pitched roof kitchen extensions that it is actually to do with incorrect tiles and pitch that causes the leak, this is fairly pricey to correct but hopefully that isn’t the case with your roof. However a good roofer can tell you off the bat what the issue is without having to do trail and error fixes. Hope you get this sorted, Regards Frankie BT Roofing Services

Try to eliminate any defects one at a time driving rain can get behind flashing probably needs taking out and repointing

Repointing the flashings were required would be the first step which would not be very costly. Once everything is sealed if the leak persists a further assessment of the roof and the under felt Is needed. Check for rips in the underfelt and also that the fall is correct for the tiles used

An alternative to repointing with sand and cement would be a flexible lead seal Also you fit fit an inspection hatch in the ceiling ,they come in one peice and can be simply fitted into the ceiling

I’m in this trade 30 years ,the first thing I would be asking ,if there were cavity trays fitted to the host wall ,when the extension was put up and take it from there ,as this is a large costly job ,some builders try to avoid it and just bluff it in with lead steps and counter flashing ,this option never works as the host wall with get damp penetration and go down cavity ,bridge across any lintels below and make ceiling damp , good luck
