Lino installation in communal areas of flats

Anonymous user 28/02/2024 - 3.56 PM

Good evening I've received a 'notice of qualifying works' by my local authority-backed property management company saying they intend to re-do the bare concrete floors in the communal areas of my building. As part of the consultation process, as a leaseholder I am entitled to nominate a contractor for the job and the property management company will then engage with that contractor. I am seeking further clarifications on the exact planned works, but as part of my preliminary research I would like to know roughly how much one could expect to pay to lay c.170 square metres (total figure) of lino in the hallways and stairways in 3 x four storey blocks of flats (so 12 landing areas in total and connecting stairways). I would also be grateful for recommendations on what constitutes the best value for money flooring - would tiling be better than lino for this kind of purpose for example? As soon as I have the requirements, I will be very glad to post a job and then recommend a contractor to the property management company based on an actual quote. Many thanks Eli

Personally i wouldn't use lino as it would wear and rip if its heavily used which being in flats I would think so .. I would go for a glue down LVT which is very hard wearing and can last for years. Fitting would cost more than the actual floor. Im not gonna say a price as I would want to win the job lol 😆

You want a commercial vinyl. 2.5mm if you can. Polysafe standard will do. Last 20 years plus if fitted correct. Quantum nosings and Altro mastic for all edges

I would be surprised if they laid Lino, I would recommend safety flooring with aluminium nosing to the stairs, in and around £40pm2 fitted + £15 each for nosings

You can use vinyl as many types are particularly suited for this exact environment. Lvt can wear in heavy used areas and can be more prone to lift than single sheet vinyl. Have done many hospitals, hotels and large residential areas with heavy duty contract vinyl and stair nosings etc
