Boiler Flue & Building Regs

We had our flue extended during a recent extension and the Gas Engineer issued us with the relevant paperwork but now Building Control are asking for a Building Regs Certificate which I only though you needed if you had a completely new appliance installed?Our boiler wasn’t even touched. Can someone please advise. Thank you

Go to gassafe website and try to order a replacement certificate by entering you house number and postcode it cost about £6. If it says no appliances registered at this address, it means the original installer of the boiler did not notify gassafe about the installation and it is classed as an illegal installation. You can ask the original installer to try to sort it out for you but trying to find any other gas engineer to sign off someone else's installation will be hard to do if not illegal in itself. I know I wouldn't sign someones work off who couldn't be bothered to do it themselves when the boiler was installed as they probably weren't gassafe registered installers and you would have probably been ripped off. Only other solution is a new boiler or you take the risk yourself in keeping it running without any legal certificate, fine if you're only risking you and your family but if you rent it out you leave yourself wide open if you endanger other people's lives. You should contact gas safe to insure the boiler was registered and also building regs. You should also have a gas safe registered engineer out to fully commission and test all gas appliances have been installed safely and correctly and shouldn’t use them until they are Signed off properly.

This is quite a routine requirement. If you build an extension you need planning permission (possibly) but definitely a qualified building engineer or surveyor needs to sign off the structural building work which includes the extended flue as extending the flue increases resistance and the appliance ability to remove the exhaust products which then leads to Carbon Monoxide .... There is a solution .... Get a registered gas engineer in who is knowledgeable about building control (ideally the person who extended the flue) to sign off the work, and confirm the extended flue length is in accordance with the manufacturer's requirements and is removing the POC's sufficiently. When the upgrade was completed )regardless of how old the boiler is/was) the boiler would have to have been re-commissioned due to the change in its design and signed off as safe. The Gas Flue is Classed under an appliance installation because it is as good as re-installing. As such a gas engineer who has knowledge about building control (usually the building company in charge of the extension would sort this in conjunction with their own gas engineer) so This can then be notified by a registered engineer once he has re-commissioned. You will then get a new building control certificate from the local authority or via gas safe which will then confirm the construction meets local building control. Hope this helps Best Wishes
