Garage roof has minor sagging

I am in the process of buying a house with an attached double garage. The survey came back and the garage roof was noted to have 'Minor sagging' I did notice this myself on first viewing the house. There is a definate dip rite the way across the roof. Garage was built in the 80s. There were no other structrual issues noted in the survey report. Do you think this could be serious (as in NEW roof) or possibly a simple repair job? Thank you.

sound like the boards have eroded, so will need a new roof. good luck Alex

Roof will need stripping, Boards replaced. Might be worth looking to see if you can see the rafters from inside as they may be damaged too!

It all depends on the type of Roof covering :i.e. Boarding with joists or concrete and what type of material has been installed. felting and rubber does wear over time which can start to hold rain water and rot the wooden boarding and joists and cause sagging. i would inspect internally and externally to rule out further damage. concrete can have movement or erosion so as above inspect in and out. Roof coverings with GRP are more popular these days and will last a lifetime if correctly installed.
