Roof vent problems and condensation in loft space

Hi do you need to cut a hole under the roof tile vent even if the felt is breathable. Just had roof felt and tiles replaced and roof felt is sopping wet !! Any advice on what do to do to prevent condensation in the loft?

The roofer should have fitted fascia vents and dry ridge system. It’s standard practice. All new roofs should have building regs.

without actually looking at the roof in question its not really possible to advise the best solution, you need air flow in your loft regardless of if it breathable membrane the roof still need to be vented with the correct insulation installed to prevent heat from below access the loft area, the best way is at the eaves and the ridge, your loft should be a well insulated draughfty area to prevent your timbers rotting. good luck Alex

I would have installed eaves ventilation in the form of over fascia vents, rafter trays to prevent insulation blocking air flow, and also ventilated dry ridge system, if roof tile vents have been installed, you can put an incision into the underlay, but do an upside down capital T. Please do not leave your loft hatch open, thinking the air from inside of the house will help, it is warm air and it will enhance the issue.

Hi There are many breathable felts now a days.... over the past 10+ years I have experienced numerous breathable felts that are not good spec. I always recommend a Roofshield felt or a klober permo air.... they are the best breathable membrane money can buy. Sorry to hear your roof has recently been re-done & you are now suffering from condensation. My advice is get a vented eave support trays fitted ( make sure there vented ones ) & also get vent tiles fitted nearest possible to the bottom eaves & also some fitted near the top of the roof to create air flow circulation. This should help Also you could put wedges inside the loft between the laps of felt. But yes if your putting vent tiles in you need to cut holes in the felt for it to work properly.
