Replacing slate roof to concrete

We have hired roofers to complete works of replacing the slate roof tiles to concrete. My concern is around the supporting of the roof for the concrete tiles. If it is found they have not supported the roof when a surveyor comes to inspect what are our next steps. I know we have to inform them of the findings and provide the opportunity to correct. What happens if they refuse? The works have started.

The roof shouldn’t of been changed from slate to concrete without planning permission and building regulations from your local authority. You need to apply for this permission as the home owner as it’s a big Visual change and structural change with the weight on the roof. If planning was approved you would need a structural engineer to need to draw out a diagram & advise how to best strengthen the roof if it is needed, then a carpenter would do appropriate modifications to the timber joists ideally before new concrete tiles go on. The roofers aren’t liable for not strengthening the roof as it isn’t there job or professional trade, there job is the actual roof covering eg the part of the roof that keeps the elements out. Obviously if you asked them to strengthen the roof, and they told you they would take charge of strengthening the roof etc this is a different kettle of fish entirely. But you should still follow the above advice. If you are selling the property or buying without appropriate permission for changing the roof structure and the actual roofing covering you may find getting a mortgage and or selling the house to be difficult and or home insurance.
