Removing artex from ceilings in victorian house 0

Hi all Considering offering on a victorian house in east London but would like an idea of costs and options to remove artex from ceilings and make good if necessary. Assuming it has asbestos does it need to go or can it be covered? All the ceilings (most rooms and halls, approx 120sq m) have coving that I would want to retain, im assuming artex has been applied to lath and plaster ceilings. Work would be done in one go with house empty so mess not necessarily a big issue here. Thanks in advance Jack

Assuming it’s asbestos free then a simple overboarding can be done , this overboarding also acts as an additional fireproof layer along with soundproofing assistance .
You can also skim over artex but beware as if it was not applied correctly in the first place it can all peal off when you start the plastering .
If it is asbestos and has confirmation that is positive it does not have to be removed however HSE have now classed it as a non licenced material , if you choose to remove it by a steamer do not heat the area to much as you can damage the plaster behind it , light steaming or dampening is required but it’s a messy job and you should still wear protective equipment
Of course you can always ask the seller to have it removed at their expense before purchasing the property .

Hi Jack, if the ceilings are structually sound it would be no problem to skim over the artex as long as it has been primed properly. Keeping the coving wouldn't be a problem either. Wouldn't price on line, a site visit is always a must for me first....

As a general rule artex is best left alone and can be plastered over with no worries, only concern wld be how good the old ceilings are as to them taking 2 coats plaster, if they are soild with no movement then all good just get them skimmed over.
