Building regulations approval?

Hi, We are looking to add a porch to the front entrance of our house, the size of which would be within permitted development rights. We would retain the current front door entrance between the porch and the house. Are we likely to need building regulations approval for this build? Difficult to get a timely response from the council for such a question at the moment! Thanks in advance

Hi If you are doing any structural work, ie adding beams or removing load bearing walls then yes. We have done work where we have enlarged the existing entrance to open up the hallway and make the porch part of the house. Best of luck Plan Design and build

There are a few issues here that you need to consider: 1) Is the porch going be a heated space? I.e will there be a radiator or other heat source in there. 2) Is the porch pre-formed or bespoke made? 3) Are new foundations or a base being laid? Our guidance would be that the porch does require building control involvement if yes to it being a heated space, or a porch that is bespoke made or if new structural elements are being laid out. Each of these items falls under the building regs and should be covered with at least a building notice.

Hi Building control is not required for the porch provided you keep an external quality door and windows between the porch and main building to control thermal bridging. Any heating or cooling systems must have independent controls / thermostat. Best of Luck
