Buying a house with bedroom conversion to wet room
Anonymous user 09/03/2024 - 3.17 PM
Hi I am looking to buy a house where the previous owners converted a downstairs bedroom to a wet room with shower, sink and WC about a year ago. It's in Scotland and apparently no building warrants were required. However I would like some form of guarantee and evidence that the work was done to comply with building regs. From reading other posts it looks unlikely I will get a guarantee, but how do I stand for requiring evidence that the job was done properly bu the regulations

Through the project they should've taken pictures. A wet room definitely will require waterproofing. Evidence should be taken of that. A simple question to share the photos of the project should be enough. If the project has been done a year ago or so check the ceilings (if any) underneath the wetroom if there is any track or signs of leak, the seller would've been in a rush to cover it fast and could leave a visible marks of freshly painted area. Otherwise, if its ground floor just take it for granted.
Good luck!
