1920s end terrace velux loft conversion upgrade to dormer

Hi, In the process of buying a 1920s end terrace which has existing (and new) velux loft conversion. Wondering about unlocking/extending floor space by installing full width (4m ish house width) front flat-roof dormer. We want to max out the dormer possibilities in terms of floor space in loft - can you take it full width from shared chimney on one side all the way over to end of house? And likewise, bring it to the front of the house to line up with the external house wall? Lots of front dormers on our street (inc. end terraces) but wondering why none seem to max out width and depth of available roof...

Dormers are subject to planning permission. It is extremely unlikely that the council would approve the type of dormer you are after as they look unsightly. If you google something like dormer planning advice you should find some images that show you what is recommended

Certain alterations in certain areas of the roof I.e. dormers or converting hip ends to gables can require planning permission with has perhaps been refused to you neighbours. A good architect of knowledge of the area will advise you best, but you will definitely be able to do something under permitted development if all else fails. If its a low pitch, then a cold flat roof system will be the answer I saving head height
