Damp Proofing

Damp patches around ground floor bay window

Anonymous user 03/03/2024 - 3.34 PM

Hi. Hoping someone can help...... not sure if I am dealing with condensation, penetrative damp or something else. I have a bay window at the front of my living room. The house was built in 1890s. It's a stone building. When the weather temp drops and becomes much more wet, I get dark patches appearing on the walls underneath and around the bay window and in some places black mould. The walls are very cold to the touch and feel damp. I have had the exterior walls repointed where needed and the stone work looks in pretty good nick - no obvious places where water can penetrate through but this isn't to say water is not penetrating. I have had a couple of trades people out to have a look at it previously and I've had mixed responses - some say condensation and others penetrative damp. The walls do not appear to get damp and cold in the summer, even when it's raining. The dark patches seem to only show and get worse when the winter comes in and the weather gets cold and wet. In some places when running your hand against the wall paint will flake off. Any advice on what could be causing this would be greatly appreciated. Cheers.

there can be many different reason for this without actually looking at the building in question its not really possible to give a diagnoses. thanks Alex

In my opinion, the walls will be solid brick or stone on such a dated house witch points to damp and moisture penatration, or could be the damp course hope this help, without me seeing the job
