Where to start with planning permission?

Hi, Please could someone tell me a little bit about planning permission and how you go about getting it? We are expecting a 3rd baby next year and so will be looking to convert the loft in to a 4th bedroom. But I think we will need to reconfigure the roof to maximise the space. Any guidance would be greatly appreciated. Thanks.

Hi Nathan,
Congratulations on your 3rd baby! You'd need to start with an initial visit and look around the existing structure. This would be followed by the suggestions on the most effective way of making the modifications so you get the most value for your investment. Drawings will then need to be produced and application made to your local Planning. Building Regulation conformance and production of detailed construction drawings will come next.

Depending on the size and design of the roof conversion you are wanting to build they normally fall into permitted development rights, as long as the dormers or velux windows are situated to the rear elevation and you don,t change the shape of the roof from the front or sides. However if you are in a conservation area or other circumstances this can change. All roof conversions will need to meet building regulations and be inspected at points throughout the build by a buildings controller (available privately or from your local authority) to ensure construction techniques, fire safety and insulation. Consult your local authority and they will assist you with the process, (they are not the enemy). You will need an architect/structural engineer to do drawings for you, if dealing with the local authority is not for you or if you are in a conservation or special area then enlist the help of a planning consultant they are often architects/structural engineers themselves. Loft conversions do need structural engineers reports and i would start with commissioning one to design and calculate timber and steel sizes required etc. He can then submit the forms for planning and building regulations. Its best to try and get recommendations of suitable people in your area. There are also architechtural dssign technicians who can help with the design of your loft conversion.
Its possible of course thag a loft conversion may not be the best answer to your space needs so its best to explore all possibilities. Dont lay out funds till you know the best course for yourself.

Contact planning. Ask for application form for pre planning advice. Cost around £25. With the way planning are at the moment I'd go for this before spending big money.
Once you submit the pre planning application you will get a visit, and they will advise you how an application might go.
