High Damp meter readings after roof repair

Hi We had a few holes in our valley gutter which was the cause for a large patch of damp between our and our neighbours wall. Valley gutter repaired. Plaster taken off, all the wall dried, replastered and then painted. Looks fine, it is dry and warm to touch and the neighbours have reported their wall to have improved too. However, we are in the process of our house selling and their surveyor has recorded high damp level readings on said wall. The roof repair was done 27th July and plastering done 11th August. Main question is- Can it take a while for the damp readings to go down? Or does it sound like there is still an issue?

It can do sometimes depending how bad and for how long the leak went on for, if the area doesn’t get much air flow or warm it can take a while but it’s has been a good few months so I would had thought it would come down to something expect around 18%, without knowing how the repairs to the valley was done and seeing the roof it is hard to comment further. You might have another small leak somewhere else close by or the repair hasn’t been completely successful in stopping 100% of water ingress. I would take weekly moisture readings to see if the moisture is going down slowly or staying the same taking note of recent weather patterns. If it stays the same or goes up high when the weather is poor you know there is still a leak in the valley or another leak else where. It might be worth getting a another reputation roofing company to come out and give their option on the repairs and roof to get a second option. Hope this helps, Regards Frankie BT Roofing Services

It could take good time for damp to dry out completely it depends on how bad and how wet timber etc got and how much ventilation there is in the area .
