Cracked brickwork above lintels
Anonymous user 28/02/2024 - 3.54 PM
After replacing upstairs windows cracks appeared below on one window and door. On the window I can see the lintle above the lower window has dropped a bit. I just need to know if this is likely to get worse and if the lintle needs replacing. I would like to replace the window but I'm worried this will cause further movement.

I would monitor the crack for a while
If the lintel below is concrete l would change it for a steel one before changing the window below

I have found in the past that maintenance on properties should be addressed immediately to prevent further damage. When it comes to lintels I find that if it's a concrete lintel normal the steel rod has been exposed to the elements and expanded causing the concrete to crack. I would replace it which is relatively straightforward, depending on the floor level. When it comes to catnic / steel lintels it's normally the footings that has moved or cracked. Normal you can shore up the lintel and rebuild the footing. It's quite common for lintel to be replaced but if you're not sure you should always seek advice from a structural engineer

Concrete and steel lintels are good above windows. If cracks appear either the bearing is not long enough or brick or blockwork is cracked or loose below it that the lintel is sitting on carefully chop away plaster around it to investigate more to see cause
