Damp in living room, condensation?

Anonymous user 23/02/2024 - 3.37 PM

Hi, in my living room on the window wall I have 2 damp corners. When I bought the house it came with a damp guarantee? That came with a damp proof course. I have had the company out round a year or so ago and was advised that it was due to condensation and that the actual inside of the wall is dry. What do I need to get rid of this? Any help would be great. Thankyou

Before you try any treatments, purchase a digital thermal hygrometer off the Internet for about £18.00. This will tell you if the humidity within the property is too high ; you’re aiming fir 55-60 RH . If it’s above this, you need to exchange the internal air occasionally but don’t leave windows open , that makes it worse .

Your best bet is to request condensation survey, this will give you a snap shot, of what is causing the issue and result in long term solution. You might be advised to cross ventilate for short periods in the morning and at night or heating adjustments via a thermostat. Very hard to comment or advise, without more information, hence the recommendation to request a condensation survey from a Damp investigator.

My first port of call would be to check gutters and downpipes are not over flowing or defective in any way being just corners of the room. Even if the water is not penetrating it will make the areas more prone to condensation.
