What could be causing water to come in to these rooms?

Anonymous user 16/03/2024 - 2.37 PM

We've recently purchased a new house and are in the process of fully replacing the electrics and heating system. The first fix is in and the interior has been fully plastered now. In two of the rooms upstairs, as the plaster has dried, we've noticed two wet patches that correspond exactly to where the two external chimney's are. We've had the chimney leading sorted last weekend when these rooms had just been plastered. It's been really wet this last week but we're not sure if this is fresh water / damp coming in or not. Any ideas about what we might need to do to resolve this?

Hi there, I would suggest you get a roofer in to check if you need chimney cowls. Make sure all flaunching on top of chimney crown is in good condition. If any repointing work needs to done. Check in attic that the under tile felt is not sagging down around chimney . All if chimney has been capped off there should be ventilation still. Hope this helps Regards Richard

It is possible you are just seeing the historical wetter chimneys taking longer to dry, and this showing in the new plaster. If the chimneys are not in use anymore they should ideally have air vents in them.

Hi, sounds like hygroscopic salts from burning fossil fuels, when you get water penetration in a chimney it washes them to the surface of the plaster this will absorb moisture from the air looking damp in wet conditions, get a pro to sort out your problem as wally damp man will put his meter on the wall and tell you that the wall is wet through when it’s only surface damp.

There are a few things I can think of .. Leadwork and soakers around chimney ok? Any tiles missing or cracked on roof? Do the chimney pots need hats ? Is the cement work around the pots ok? Does the chimney stack need repointing ? If it rains and the damp patch gets bigger then you probably have a leak in one of those areas .
