Whats cheaper dormer loft of an extension

Hello. We are planning either a loft conversion or an extension on a bungalow but wanted to know the best route to take. The ceilings will need to be dropped about 30 centimetres to accommodate a dormer with two bedrooms and a bathroom. The alternative would be an extension 8mtr x 5 mtr . Which would be the more cost effective option?
Are you a tradesperson and able to answer this question?

I reckon you should go for extension rather than convertion.By the sounds of it there would be major upheavel internally with the convertion.As for the extension it is 90% external work and would not interupt your living space as much but with the same outcome .

It’s hard to say how much the difference in price it would be without looking at the house and exactly what’s involved,but I would think the loft conversion with 2 bedrooms and a bathroom would add more value to the house and you could always do an extension at a later date in the future

In my professional opinion I would definitely say a loft conversion would be better. The majority of the work is outside providing you have a tin lid when the scaffolding is erected. The only time you will need to make the opening is when the staircase is ready to be installed.
