Windows & Door fitting

Who to go to for help for a badly installed window - leaking above.

Anonymous user 09/03/2024 - 3.15 PM

Hello Last year I had a window replaced with a larger one. It has since started leaking in heavy rain. The water comes though the plaster /wall above not through the window itself. It has obviously not been fitted / sealed properly when they knocked through to make the opening larger. What type of tradesperson would be best to asses the problem? I don’t trust the builders who installed so do not want to go back to them to rectify. Thanks!

Are you a tradesperson and able to answer this question?

That sounds like there could be a number of things wrong. Ideally you need a window company that holds the FENSA certification to assess the issue.

If they made the opening wider they may have used 2 lintels instead of one and not put a cavity tray with weep holes in. Another mistake window fitters sometimes make is to screw a piece of 95mm trim to the head of the frame, this makes the water run down the wall, on top of the trim into the property. Both guesses, but if it wasn't leaking before, probably one of those 2

Contact a reputable local window company. They don’t have to be Fensa registered as that only means they are members of a certification scheme. There are other certification schemes available.

Sounds like they didn't fit a new lintel with an inbuilt cavity tray above the new opening. Was it a concrete lintel or a single skin lintel? If so I would seek a local builder rather than a window company and ask them to check if there is a tray fitted and if not get new cavity trays installed. I would also check that the lintel installed is correctly sized for the span of the opening.
