Homebuyers Survey highlighted issue with roof

Hello Hoping someone can kindly advise. I am a first time buyer in the process of buying a first floor maisonette of which I would have a share of the freehold. I have had the survey back and it has highlighted the following issue with the roof. Can anyone advise if this would most likely be a big/ costly job and if it would put them off buying the property? The roof is pitched and hipped clad in plain clay tiles with gabled or flat roofs over the bays and valley gutters. The tiles are not in particularly good condition. There is significant weathering particularly to the right hand side and parts of the rear where the surface of the tiling is deteriorating. Any damage tiles should be replaced. We are concerned that often when this happens the surrounding tiles may also be affected and larger areas may also require refurbishment, outside those areas of current damage. The roof is reaching the end of its useful life and is likely to require recladding in the short to medium term. The roof ridge tiling pointing is in poor condition, loose sections will need to be overhauled and repaired. The flat roofs were viewed using a video camera and are original lead roofs that have had some patching and repair in the past. They are generally in reasonable condition. Condition rating 3. yes it is basically a new roof your looking at least £10 thousand depending on the size of the roof clay roof tiles are one of the most expensive tiles to buy in theory and cost should be shared between the flats in practice its usually a pain to get all owners to agree to carry out and pay for any work, personally I would never buy a flat simply for this reason good luck Alex

Without seeing the roof in question it’s impossible for us to comment. I’ve know surveys to really exaggerate in the past to cover themselves, you need to post a job lead asking for local specialist roofers to come out and do a specialist roof only survey. I normally charge Ā£120 for these I’ve heard of prices ranging from Ā£80-Ā£250 depending on size of roof and company, you should expect too see a report with close up photographs of damaged areas of concern and great detail of the issue and how it should be fixed to meet current guidelines for building practices, just make sure who ever you hire to do this clearly knows what they’re talking about and uses proper industry terms. I can see from the terms the surveyor used in his report he isn’t a specialist in roofing as you don’t ā€œcladā€ a roof... Also they shouldn’t tell you directly not to buy or to buy a property, you must make your own decision they should just assist you in making an informative discussion(indirectly telling you basically) anybody telling you directly to buy or not to buy is unprofessional. We do these most days, my advice is to get a contractor to call out and take a look , along with the RICS report, generally a property can exchange contacts on a sale without major reports of this work needed, so this all depends on if this is a development property or a allready someone’s home property, so can’t say without more details, sorry
