Artex ceiling contains asbestos

Hi All the ceiling in my house artex. Artex was tested and contains very low amount white asbestos. Artex overall in good condition, but in 2 rooms, edges are chipping. What should I do prevent them from falling off?

A simple and effective solution for sealing it off without disturbing it would be either overboard the ceiling with new plasterboard and plaster it over, or simply plastering it if the artex isn't too heavy. 👍

If the artex is peeling around the ceiling junction, you can scrape lightly and Hoover at the same time. Then apply oil based primer and paint as normal. If you want to cover then overboard & skim, don't forget mask & gloves, hope this helps.

If artex is sound a good solution of pva to seal it then skim it would suffice this is the cheapest option or overboard trapping the artex then skimming but a bit dearer hope this helps

Pre 1980 rated has minimal asbestos in it (1%) all the answers are good but if moneys tight PJ is right if it's a simple swirl design pva and skim it if it's a heavy design (half moon ) I would personally overboard it and skim

You can over scum it or put coving up to hide it that’s if the client still wants the arttex in view
