Do you need permission to extend or rebuild a privy?

I live in an old mid-terrace that has a walled back yard. There is a privy that is against the back wall of the yard and the joining wall between one neighbour. We would like to extend it to the house (not accessible from the house) with the guttering and sewage pipe coming through the roof to have more outdoor storage (bikes etc.). Would this need planning permission or anything like that?

Hi Carol, I hope I can help with your question. To avoid planning permission whilst constructing an outbuilding that is within 2 metres of the boundary then it can't be more than 2.5 metre in height from the ground level. This is total height so to the top of a flat roof or ridge. It also can't be more than 30 square metres and for it to be classed as an outbuilding it must have no access from the house, although it can be connected physically. If you go outside of these restrictions then it would require planning permission. We would always recommend you check with your duty planner as you may have restrictive covenants on the house or have your permitted development rights removed. You may also want to seek a lawful development certificate as well, just to make sure you're covered if any neighbours complain.

No need for planning as long as there is no access from main house and that it is under 2.5 high and no more than 30 sqm in size . However always check as sometimes there maybe certain conditions you need to abide by in your area . I’m 90% sure will be fine to go ahead . Also sometimes good to consult neighbors if you think there might be a problem from there point of View .
