Quote for major roof work on a block of flats

I excepted a quote on a medium size block of flats to change roof felt and battons only.plus 10% allowance for broken tiles. They put the scaffording up the told us all the tiles need replacing and £5 per tile. There is about 6 thousand tiles.it clearly states on the quote roof felt and battons only ! So now we can't afford to do the work. We wasn't quoted on that and should we been told before agreeing the contract . Now scaffolding is up we are stuck! Building is 47 years old. And £5 per tile is unrealistic. Any advice out there ?

it really depends what roof tiles you have on the roof but at 47 yrs old they are not that old, would expect tiles to last 50-60yrs if concrete. 80-100+yrs if slate & 80-010+ yrs if clay before they are ready to fall part, but as above really depends on if it was an actual quote stating exactly what was to be done or if it was an estimate dependent on what was discovered, t am presuming the rood was to high to put up a ladder an have a proper look before giving a price, as most scaffolding companies are reluctant to allow anyone on there scaffolding who has not the contractor you may even have an issue getting someone else to even give you a second opinion.

Do you have evidence of the quote for 10%. Could it be understood that the offer was to replace all the tiles necessary with a maximum cost being the 10%? It all depends on how you interpret the quote and how the quote is worded.

The roofer should only advise you to change the tiles if needed.he should continue to do the work originally quoted ,sounds like he’s fishing for more work .£5 is crazy can get a cheaper tile to replace dose not have to me the same as what is already there .i advise a second opinion.or take a tile to your nearest roofing supply shop and ask if the tile is ok .
