Single storey sloped roof leaking where it meets rendered wall - crack above flashing

Not sure if this is a question for a roofer, a builder, a plasterer or other. Here are pictures of what I'm trying to explain: https://imgur.com/a/jBpwLNc We have an old mid-terrace, 2 up 2 down, with a single story sloped roof extension on the back containing the kitchen and bathroom. When it rains really heavily we get a leak in the kitchen on the righthand side (if looking from the back of the property). I've cut away part of the ceiling to get my head up there to look for an issue and could see a crack of daylight. I bought some roof sealand from screwfix (https://www.screwfix.com/p/mapei-blackfill-bitumen-sealant-black-300ml/9483p) and applied that to the exterior and thought problem solved. Next time it rained hard I made the hole in the ceiling slightly larger and had a proper look up there. I can see where it is getting wet inside. Looking externally there is a bit of a crack running along above the flashing. This is where I think the water is coming in. The neighbours on one side have a slight skirt on their render and the other side have a higher level of flashing. What would be the best fix to stop this leaking: a) run sealant along the whole length? b) get a skirt added to the render, like the left side? c) get some new, taller lead flashing added, like the right side? To add to the joy, the roof is tiled with slates so I is hard to get up there to properly diagnose the issue. Some advice on how it would be possible to access the length of this as I don't think I can get up on it without breaking them. There doesn't seem anywhere obvious to hook a ladder to. Cheers

The flashing is fitted extremely poorly not a professional job amateur hour job at best, the is rendering cracked so you need the flashing actually chased into the brick work behide the render and then sealed. This will involve cutting a line and hacking off the render to expose the brick work. The flashing needs to go up the wall by 100mm and 25mm in the wall and 150mm on the roof, with 100mm overlaps on each section of lead which can’t be longer then 1.5meters in length. Code 4 lead should be used at a minimal, fixed into the chase with h clips every 200mm, lead sealant should be used to seal the lead back into the brick work. You won’t be able to do this yourself, you need a competent roofer it’s important they tuck the lead into the brick wall and not just the render as this may still leak as the render is cracked. The cost of this would be around £400/£500 maybe slightly less or more depending on your local in the country and how wide the extension is, it will take no longer then a day to do this job. i think the answer is correct but i would have taken the upstand onto the wall by at least 150mm but everything else is correct
