What are the requirements for replacing a flat garage roof, with a pitched one?

We have a standard single garage against the side of the house with an extension to the front for a porch, giving an "'L" shape. It has the usual flat felt roof. Since we have been at the property, the roof has required replacing twice and is now in desperate need of replacing again as it is collapsing in and I am considering replacing it with a pitched roof to prevent further repairs and replacement. What sort of issues would I have with doing this? Will I need planning permission? Would the garage walls require strengthening, as they are just a single course of brick between brick pillars at front, middle and rear? How much of a difference, cost-wise, would it be between replacing the flat roof again and this more permanant solution?

You would need planning permission as it be structural & visual change, and possibly structural engineer report, and architect to draw up a design for planning permission & builders to quote and use for design. The cost of doing this would easily be £10,000 possibly more or slightly less depending if walls need strengthening, what tiles you go for and if you go for factory made trusses or tradional rafters etc. From the sound of it even putting a new flat roof on it would do expensive if the roof is collapsing in on itself it sounds like the joists have bowed. First thing would to get someone with knowledge such as a structural engineer to look at it first and maybe a builder could give you a quote on cost, thanks pwd .
